The U.S. Department of Agriculture wants to lease about 3,600 to 3,780 square feet of office and related space in Derwood, Maryland, within a defined area. The lease would run 15 years (10 firm), with occupancy estimated for March 1, 2027. This is for property owners or lessors, and lease proposals are due October 30, 2026.
Watch out for
- Tight location and site rules. The building must be inside a delineated area, not within 300 feet of residential areas, and not next to alcohol sales, firearms or drug treatment tenants, which narrows the options.
The space offered shall not be located within 300-feet of residential areas.
- Floodplain restrictions. The notice limits space in flood plains (the text mentions both the 0.2-percent and 1-percent chance floodplains), which can disqualify some sites.
Offered space shall not be in the 0.2-percent-annual chance floodplain
- Heavy truck access and parking. Paved access and pull-through parking must handle loaded semi trucks and livestock trailers, which many office sites cannot support.
The parking lot shall have pull-through capabilities and shall not be obstructed by adjacent building and/or tenant usage.
- Long commitment and fast timeline. A 15-year term with 10 years firm and an estimated move-in of March 1, 2027 means any build-out must be done quickly.
